There are three usual methods of making an application under the Building Regulations. Normally a full plans application or a building notice application should be submitted. However if the work has already started you must apply for a Regularisation Certificate.
A Full Plans submission requires the submission of full construction drawings, details and specification of the intended scheme prior to work commencing on site. Applications for work to non-domestic properties must be via this method.
A Building Notice submission does not require the submission of plans and is intended for simpler domestic projects where a competent builder familiar with the regulations is to be used. We may however require further details to be submitted during the construction process, if without them, we are unable to ensure compliance with the regulations.
With either a Full Plans or a Building Notice application work cannot commence until 48 hours after the application has been submitted.
