Development Plans Team

The main purpose of the Development Plans Team is to prepare strategic local level documents to guide future development within the Borough. This is a statutory function controlled by the Town and Country Planning System. The Planning System aims to ensure that development provides the most efficient, effective and sustainable use of land in the public interest.

The statutory Development Plan provides the basis on which all planning decisions are made. Planning Applications must be determined in accordance with the development plan, unless material considerations indicate otherwise.

The Statutory development Plan for Redditch consists of the four plans listed below. The development plan sets out policies and proposals about the development and use of land in the Borough. The development plan is the basis for all planning advice and decisions made by the Council. It explains to the public, landowners, developers, investors, and service providers what type of development will normally be allowed and where. Supplementary Planning Guidance/Document

In addition to the statutory development plan, there are also a number of Supplementary Planning Guidance (SPG) and Supplementary Planning Documents (SPD) documents that support policies within the development plans.  

Local Development Framework

In September 2004 the Planning and Compulsory Purchase Act came into force changing the way in which development plans are prepared. The Act requires Councils to prepare a Local Development Framework (LDF) - which will be made up of a portfolio of Local Development Documents (LDDs).

The Local Development Framework (LDF) will include several Development Plan Documents (DPDs) and a number of Supplementary Planning Documents (SPDs). Once adopted, the Development Plan Documents along with the Worcestershire County Structure Plan and RSS11, will form the Borough's Development Plan and will be the basis upon which all planning decisions are made.
